The maritime location, quality of living, and smooth everyday life attract new homebuyers. Toivo Homes investigated what else Finns currently want from their homes.<\/p>\n\n

The domestic housing market has been sluggish for a long time. In addition to the weak economic situation and rising interest rates, the reason is that new developments have failed to attract buyers due to, for example, poor locations, impractical floor plans, or excessively high living costs.<\/p>\n\n

The Finnish residential developer Toivo Homes has solved the problem by developing homes that are designed to meet the needs and wishes of future residents. To determine what Finnish homebuyers currently expect from their homes, how much housing should cost, and what details make a home perfect, Toivo Homes conducted a survey with 1,325 respondents.<\/p>\n\n

“The market has drifted into a situation where residential developers have focused on cost efficiency and completely forgotten the customer’s needs. We want to turn this around and understand, from the end user’s perspective, what they value. That is the only way to spark interest and willingness to buy,” states Toivo Homes CEO Jukka Lampela<\/strong>.<\/p>\n\n

Sompasaari is the new favorite destination<\/h3>\n\n

Over half of the survey respondents consider Sompasaari to be the most viable residential area in Helsinki when searching for a new home. According to the respondents, the area’s popularity is based on its maritime location, excellent outdoor and recreational opportunities, modern housing stock, and proximity to the city center.<\/p>\n\n

Approximately 10% of respondents are specifically looking for a new home in this area, and about three-quarters consider it one of their favorites or would move there if they found a suitable property. The second most popular location among respondents was Kalasatama, while S\u00f6rn\u00e4inen and Pasila were the least appealing.<\/p>\n\n

Over half of the survey respondents are primarily looking for a new home in a new development or consider it a viable option. Only about five percent consider moving to a new property unlikely. This indicates that new properties are perceived as attractive and that they meet many housing-related desires.<\/p>\n\n

Above all, people want a new home to be comfortable and offer a smooth everyday life. This is also reflected in the floor plans: up to 86% of survey respondents would prefer a larger living area at the expense of smaller bedrooms.<\/p>\n\n

“People want more than just four walls. The emotional aspect of living is strong, and it is important to feel good in your home. We have a strong background in construction, and we actively design apartments together with the residents. The opportunities for individual modifications are excellent \u2013 it is rare that we cannot fulfill a customer’s wish,” Lampela says.<\/p>\n\n

Living comfort and smooth everyday life<\/h3>\n\n

The respondents’ wishes highlight factors that improve living comfort. A clear majority, 74%, consider a balcony essential in a new home. Park, sea, or nature views are also considered important. Nearly half of the respondents want a separate or clearly defined kitchen space, and about a third value an indoor parking space.<\/p>\n\n

About a third of the respondents consider a walk-in closet, ecological sustainability, and the possibility to charge an electric car to be important. The open-ended responses also highlighted the following:<\/p>\n\n

The survey also revealed undesirable features: respondents do not want the kitchen to be located in the hallway. Surprisingly many do not want a sauna in their own apartment, as the building’s communal sauna is sufficient. An overly white color scheme and a box-like facade also received criticism.<\/p>\n\n

The survey results are being put into practice as Toivo Homes builds Gemma, the most sought-after apartment building in the Nihti area of Sompasaari, Helsinki.<\/p>\n\n

“We do not build apartments for ourselves, but for future residents. Their satisfaction is important to us, because we want to continue building homes for which there is demand in the future,” Lampela summarizes.<\/p>\n","protected":false},"excerpt":{"rendered":"
